How to Conduct a Viewing on Your Own Home

Have you ever considered conducting a viewing on your property without an estate agent? If you are something of a shrinking violet, it can be a daunting task. After all, you’re not an estate agent, so shouldn’t you leave it to the professionals? Estate agents know what buyers are looking for. They know the areas to show off and all the right answers to any tricky questions.

However, in reality, you, the homeowner are in a much better position to showcase your home.

As the owner of your property, you know the best-kept secrets of your home and how to intertwine them into everyday life. Additionally, an excellent understanding of navigating the local area allows you to give potential buyers a first-hand account.

Show Viewers What Your Agent Cannot

The beauty of showing your own home is that you know all the best features. You can genuinely make your guests feel welcome and show them how you have lived your life in your home.

Remove all those cliches such as the smell of freshly baked bread and the waft of brewed coffee (which, incidentally, clients can often see straight through) and instead, replace with genuine anecdotes about why your home is impressive, and how much you have enjoyed living there. Having authenticity will draw in your viewer.

Know Your Viewer

If you understand what your viewer wants, it will put you in the best position to sell your home to them. Ask if they have pets. If they do, show them how secure your garden is and explain how many lovely local walks there are nearby. For families, talk about how short and safe the walk to the local school is. Taking the time to get to know your client throughout their appointment can not only build a great relationship but potentially lead to a sale.

Remove Your Emotions

Remember that no home is perfect, and some viewers will have objections and will tell you why your house is not for them.

It is entirely normal for viewers to have some niggles about any home, so be prepared to acknowledge that certain aspects of your property may not be suitable, but also try and overcome their objections. Honesty is the best policy, and genuine potential buyers will respect this.

When showing your own home, there is a very fine line between friendly and professional. Give your viewer the freedom to explore your home in their own time and of course, take any criticisms on the chin!

Let Viewers Move at Their Own Pace

Allowing viewers to move at their own pace is key to a successful viewing. They may not feel entirely comfortable exploring your home while you're standing in their shadow or looking over their shoulder. Strike a balance by giving them the freedom to explore but being on hand to answer any questions.

Similarly, allow your viewers to leave when they are ready. Forcing them to stay for another look or bombarding them with questions will make them uncomfortable. Purchasing a new home is a big step, and viewers require time to think things through after seeing a property for the first time.
