How often have you driven past a derelict building and wondered if it will ever be used again or be demolished, and the land given a new purpose?
One such site, which has sat empty for several years, is the former Horse and Groom pub on the Baldock Road near Royston. Over the years various plans have been submitted to redevelop the site including building a hotel, which was refused in 2006 and again in 2007. Plans were approved in 2009 to build a new restaurant and this permission was renewed in 2012 but the build never took place. 2012 also saw an application made to demolish the pub and build a 70-bedroom hotel but this was again refused. Two years later an application was made for two properties, one five-bedroom house and one four-bedroom house, but again this was refused. 2018 saw plans approved to build three drive through takeaway restaurants but when no development took place within three years the permission lapsed. Yet another application was submitted and approved in 2019 for a petrol station to replace the pub but development once again did not progress. The district council refused plans for a self-storage site in 2021 stating the building would be “overwhelmingly stark and dominating”.
Now seventeen years after the first planning application was submitted and five years on, since the original planning was approved, plans have been revived for three drive through takeaways, this time with the help and advice of Satchells.
