Full management.
We will: find tenants, take up references, prepare the tenancy agreement, deal with Statutory Notices, hold the deposit, take the inventory of contents and a schedule of state and condition, install the tenants, collect the rent, make periodic inspections, deal with repairs, and at the end of the initial fixed term either negotiate a renewal or ‘check Out’ the current tenants and find new ones. This is the ideal package if you have little time, live abroad or some distance from the property, or simply wish to have an intermediary between you and the tenants.

Tenant finding only.
This is a limited but cost effective alternative. We do the above, but once the tenants are installed we hand the deposit and management responsibilities over to you.

Registered Rents and old style Statutory Tenancies.

Additional services.
Satchells can arrange (often free of charge) insurance for landlords to cover the legal cost of possession proceedings against the tenants and even compensate for unpaid rent in the event of non payment or whilst legal proceedings are being taken. We can also offer special terms for buildings and contents insurance for let properties – cover that many traditional home insurance companies reject.
